Site investigation confirmed varying ground conditions across the site, saturated with high water table, peat layer, pockets of clay upon sand at varying depth and existing oil tanks. Various foundation options were tabled including piled, raft, strip footings and trench fill.
A selection of foundations were used to provide the most economical solution for phase 1.
Typically deep R.C. strip footings with Annandale block and beam ground floor was adopted however in some areas during construction this was revised to mass trench fill foundations as the subsoil required shoring, the peat layer varied in depth and inclement weather was a constant battle. The trench fill extended down to virgin material in the area of the existing petrol tanks following their removal.
Stiff raft foundations to two units as they were over the existing oil tanks that were removed and reinstated with well compacted HA Type 1 stone.
Several garage units of traditional construction, strip footings and reinforced concrete suspended ground slab.
For phase 2 trench fill foundations were adopted from the start for the 26 houses.
Foul drainage design and detail to discharge under gravity to new foul sewer connection. An area of the site had to be raised by approximately 1200mm so that the foul drainage system could connect to the existing foul sewer under gravity for phase 1.
Storm drainage design and detail with input from Formpave Ltd. Permeable paved roads. Phase 1 storm drainage was a large shallow soakaway largely beneath the permeable paved road. Phase 2 attenuation tank beneath communal pétanque pitch discharging to main storm sewer at a restricted flow rate.
